Capital Property Partners is a property investment business backed by one of the UK’s most successful entrepreneurs, Richard Harpin, founder and CEO of FTSE 250 company HomeServe plc, which has a market capitalisation of circa £4 billion.
With collaboration at the heart of our approach, we partner with local authorities and landowners to regenerate and rejuvenate urban sites through the creation of outstanding spaces for ‘life’ to flourish; incorporating residential, retail, leisure, and office/co-working elements.

CHRIS GILMAN, DIRECTOR
Chris has an extensive and successful track record in the development arena having worked in the Yorkshire property market for three decades. Chris gained invaluable experience in his agency background with DTZ before joining Bass Plc as Acquisitions and Development Manager in 1995. He moved to Landmark Development Projects as a Director in 1997 where he was responsible for some of the most game-changing schemes throughout the north of England. Chris joined the GMI Holdings Group in 2011 as Managing Director and brings specialist multi-sector experience in working with end-occupiers, putting together schemes to match their specific needs, build-delivery and providing funding solutions to his role at Urban Life Developments.
ANDREW CROWTHER, DIRECTOR
Andrew spent his early career in Birmingham before joining London-based commercial property development company Marcol Group to deliver a number of high-profile central London commercial and regional industrial schemes. Relocating back to Yorkshire in 2002, Andrew headed up the Building & Project Consultancy team at Donaldsons in Leeds before founding Crowther Turnbull Booth. His focus in recent years has been to act for property owners and developers in delivering high value commercial schemes in the mixed use residential/office, industrial and healthcare sectors.
Still actively involved in Crowther Turnbull Booth, Andrew joined the board of GMI Property in 2019 to oversee the delivery of the group’s various development projects and bring strategic development expertise and project management know-how to the Urban Life Developments team.
GERARD DOWNES, DIRECTOR
Gerard brings a wealth of investment expertise to Urban Life Developments having started his financial career at KPMG before moving into stockbroking where he advised plc businesses on mergers, acquisitions and fundraising. Gerard established AIM listed investment company Springboard plc in 1999 and backed management teams to complete a dozen buy-ins, developing a portfolio of more than 20 early stage investments before selling the company in 2006.
As Managing Director of Capital Property Partners, Gerard has overseen the significant growth of the portfolio in the last 2 years making the investments in four buildings in Nottingham and Hull.
DAWN HENDERSON, DIRECTOR
Dawn has over 20 years of experience as a Finance Director, starting her career with KMPG working with a range of clients from small owner managed businesses to AIM listed plcs. During her years as Finance Director and Company Secretary for Leeds Group plc, an AIM listed textile manufacturing company, Dawn was involved in various acquisitions and disposals.
In 2004, she became the owner of Wetherby Business Centre providing small companies with a variety of services assisting in the start-up of their businesses ranging from virtual office provision, office rental, secretarial and accountancy services. Since then she has held various positions as a Finance Manager, Company Secretary and Finance Director as well as non-executive positions in both the public and private sector.
RICHARD HARPIN, STRATEGIC ADVISOR & PRINCIPAL INVESTOR
One of the UK’s most successful entrepreneurs, Richard founded HomeServe, the home assistance provider, as a joint venture with South Staffordshire Water in 1993. HomeServe plc is now a FTSE 250 multi-national business with a market capitalisation of circa £4 billion and Richard retains his role as CEO.
Richard has been investing in property for over 25 years and is founder and investor in Capital Property Partners. Additionally, in 2015 Richard established Growth Partners to invest in some of Britain’s most talented entrepreneurs and to nurture and scale promising businesses.
Born in Huddersfield and raised in Northumblerland, proud Northener Richard has a vested interest in the long term success of Northern towns and cities.
